129 Airports. Not Enough Hangars.

Florida has long been a haven for private aviation. With no state income tax, world-class weather, and more than 129 public-use airports, it should be a paradise for aircraft owners. But in 2025, the reality tells a different story: the state is in the middle of a full-blown hangar crisis.

Waitlists are growing. Lease prices are spiking. And operators are left circling the skies – literally and figuratively – waiting for space that doesn’t exist.

A Crisis Years in the Making

This shortage didn’t happen overnight. For the past decade, Florida’s airport infrastructure has remained largely stagnant while demand quietly grew. Private aviation expanded post-COVID, corporate jet ownership surged, and out-of-state migration to Florida hit record highs. But hangar development failed to keep pace.

Most airport authorities focused on terminal expansions and runway upgrades. Hangars? They were an afterthought – until now.

Post-2020 Jet Boom

Between 2020 and 2024, jet registrations among Florida residents rose by 34%. The influx wasn’t just from traditional business travelers. Wealth migration from California, New York, and Illinois brought a new wave of owner-operators – pilots who want their aircraft within reach and under roof.

Add to that a record-high number of flight school enrollments and fractional ownership platforms expanding in the region, and you’ve got the perfect storm.

Case Study: The Waitlist Epidemic

At Fort Lauderdale Executive (FXE), hangar demand has pushed wait times to 24–36 months. Naples Municipal (APF) and Sarasota (SRQ) tell similar stories. Even small regional fields like St. Lucie and Vero Beach are feeling the strain.

In many cases, hangar leases never even hit the market. They’re passed privately, word-of-mouth, often years in advance. For new entrants or fleet operators, that means zero availability – and zero control.

What’s Blocking New Supply?

The barriers are systemic. FAA approvals take time. Local zoning restrictions are outdated. And available land on airport grounds is scarce or already encumbered. Even when all permits are secured, construction timelines stretch 12–18 months minimum.

Simply put: you can’t flip a switch and produce hangars. That’s why Sabal Aviation planned ahead.

Sabal’s Response: Build First. Lease Second.

At Sabal, we didn’t wait for the crisis to peak. We broke ground while others debated feasibility. We sourced premium airside land at MLB, invested in a purpose-built layout, and began construction in 2024.

By Q4 2025, Sabal’s flagship hangars will be fully operational – just as the rest of the state is beginning to reckon with its shortage.

If you’re waiting for Florida’s hangar supply to “catch up,” you’re gambling with operational control. Secure your space now – or be locked out of the state’s fastest-growing aviation corridor.
